Valuation of YWCA Properties tendering at Young Women’s Christian Association (YWCA)

The Young Women’s Christian Association (YWCA) is inviting valuers to submit expressions of interest and a financial proposal to conduct a valuation of its properties in Kitwe, Chipata, Kabwe, Lusaka and Kasama. A need has arisen to evaluate the properties in order to obtain current values for investment (market and rental) as well as insurance. The properties were last valued in 2022... The Valuer must inspect all properties listed for the assignment and produce a report that must conform to the International Valuation Standards (IVS) and Zambia Institute of Valuation Surveyors (ZIVS) Standards.
The report must:
• Provide Market Rent, Market Value and Reinstatement Cost
• Provide methodology to be used for each value
• List relevant comparable data and other variables used in assessment
• Comment on market for each property, trends and likely changes in demand/supply dynamics
• Comment on the Highest and Best Use (HBU) of each property
Expressions accompanied with documentary evidence of having undertaken similar assignments in the last 3 years and references should be sent to ywcacouncil549@gmail.com by close of business on Friday 19th April, 2024
The list of the properties and their location to assist in the preparation of expressions will be provided upon request on the same email address.
